Planners set public hearing on North Pointe

PARKERSBURG - A public hearing has been set for 7 p.m. Dec. 2 before the Wood County Planning Commission on a proposed West Virginia 31 housing development.

North Pointe subdivision is being developed by William A. Gandee and William Fordyce and will be located off West Virginia 2 along W.Va. 31. This will be Phase 1 of the 19-lot, 11-acre subdivision.

C.L. Pifer and Associates is the engineering/landscape architectural firm involved with the project.

The developers asked the planners Wednesday night to consider approving two variances, one on the size of the plat maps (the ones submitted are larger than required) and a second variance on the curb dimensions for the development.

"The project is still contingent on county engineer Bill Brown's review," said county planning commission coordinator Marty Seufer.

Gandee said two houses in the development are complete and a third is under construction.

The planning commission voted unanimously to advance the subdivision to the public hearing stage and granted the two requested variances. The public hearing will be in the Fort Boreman public meeting room at the Judge Donald F. Black Courthouse Annex.

Planners asked about 911 addressing for the residences.

"You can ask mapping about any potential duplication of names, but you can't actually get a 911 address until the foundation is in place for the home," said Kevin Roberts, planning commission chairman.

"That's because the 911 addressing is done on GPS and footage; that's why we have to have a driveway and at least the foundation squared off before the new addressing number is assigned. It's a state and national standard and it has to be followed," said Ed Hupp, emergency management director.
